400 Kirkwood Avenue is a residential development for Choice Properties and Woodbourne Capital Management International located in the Westboro neighbourhood of Ottawa, Ontario. The completed development features 252 residential units across six storeys on a two-acre site, providing approximately 202,000 square feet of total gross lettable area (GLA).
Sustainability and environmental stewardship were key considerations throughout the project. The development incorporates an enhanced building envelope, EV charging infrastructure, and integration with adjacent parkland to support and enhance the surrounding community. A comprehensive tree protection plan was implemented during construction to preserve existing vegetation, with replacement planting completed where required.
Additional sustainability features include a green roof system designed to support stormwater retention and permeable paver driveways that help manage surface runoff while reducing heat island effects. The completed development provides a modern residential community that balances urban living with environmental responsibility.
